Polton has developed or invested in several noteworthy properties in Montclair and the area. He was an early investor in the area around the Bay Street Train Station, recognizing that the area had tremendous potential to become a stable mixed income neighborhood. He was a partner in the company that renovate many of the buildings in the area and played an important role the stabilization and upgrading of the area and it is now one of a highly desirable area in Montclair.
